Common questions

What exactly is DSCR?
Debt-Service-Coverage-Ratio = the property’s rental income divided by its total mortgage payment (PITIA). A DSCR of 1.0 means the rent exactly covers the payment; above 1.0 means positive cash flow. We size the loan around that ratio instead of your personal income.
Do you check my personal income?
Requirements vary. Some DSCR programs focus on property cash flow, but the lender may request personal income, credit, assets, reserves, and rental information.
Can I borrow in an LLC?
Some programs permit an LLC or other entity. The lender must confirm eligibility, ownership, and vesting requirements.
Which states do you lend in for DSCR?
DSCR is a business-purpose loan, and we offer it to investors in eligible locations. Your specialist will confirm details for the property’s location.
